Inspection & Testing
All electrical installations no matter where they are deteriorate with age and use.
They should be inspected and tested at set intervals as determined by the electrical regulations, to ensure they are in a satisfactory condition for continued use. These checks are known as an EICR or ‘periodic Inspection and testing’.
From June 2020, it became a legal requirement that all private landlords in England have their rental properties tested every 5 years, to ensure the safety of your property and your tenants.
Your electrical installation should be inspected and tested every:
- 10 year for an owner-occupied home
- 5 years for rented properties
- 3 years for a caravan
- 1 year a swimming pool
An EICR or period inspection should also be carried out:
- When a property is being prepared to be rented
- Before selling or buying a previously owned property
